Zach’s Power Washing provides roof moss removal in Olympia, WA and nearby Lacey, Tumwater and the rest of Thurston County. We soft wash your roof with a treatment that kills moss, algae and lichen, without putting pressure or water flow on the shingles. The dead moss turns white and washes away with the wind and rain, and our 2-year guarantee means it won’t grow back before then.

It’s the Pacific Northwest, and the climate can be brutal on a roof. Olympia gets around 50 inches of rain a year, most of it between October and April, and the tall firs and cedars around so many homes keep roofs in the shade. A roof that hardly ever dries out is the perfect place for moss to grow.
It usually starts as a thin green film on the shady side of the house or along the bottom edges of the shingles. Give it a couple of wet winters and it turns into thick clumps that hold water against the roof like a sponge. Those clumps work their way under the shingle edges and lift them, which lets rain get underneath. The result is loose granules, leaks and a roof that wears out years before it should.
Getting rid of the moss, algae and lichen early is one of the best ways to add years to your roof’s life. It also makes the whole house look better from the street.
You don’t have to climb a ladder to check. Take a walk around the house, or look out an upstairs window, and watch for these:
If you notice any of these, it’s worth having the roof treated before the moss gets thick enough to do real damage.
We use a technique called soft washing. Instead of blasting moss off with a pressure washer, we treat the whole roof with a solution that kills the moss, algae and other growth where it sits. We don’t put pressure or water flow on your roof, because that can take years off its life and even cause leaks.
We remove the larger chunks of moss with a soft bristle brush. That gets the heaviest growth off without tearing at the shingles.
The whole roof gets a soft wash treatment, not just the spots you can see from the ground. It kills the moss along with algae, lichen and other growth.
The moss dies and turns white soon after it’s treated. That color change is how you know the treatment is working.
Over the next 3 to 6 months, wind and rain wash the dead moss away and leave your roof looking good as new.
Because nothing gets blasted off, your shingles keep the protective granules that shield them from sun and weather. The Asphalt Roofing Manufacturers Association warns that high-pressure washing is likely to damage asphalt roofing, which is one more reason we stick with soft washing. Some of the dead moss will end up in your gutters as it comes off, so it’s a good idea to schedule gutter cleaning once the roof has cleared up.
The sooner it’s treated, the less damage it can do. Send us a message for a quote or call Zach’s Power Washing today.
Plenty of roofs that look like they need replacing are really just covered in moss. If the shingles underneath are still flat and solid, having the moss treated costs a small fraction of a new roof. Replacing an asphalt roof on a typical Thurston County home usually runs into five figures once you add up tear-off, disposal, materials and labor.
Moss removal can’t repair shingles that are already curling, cracked or worn down to the mat. If you’re seeing that across large parts of the roof, get a roofer’s opinion first. If the roof still has good years left, removing the moss helps it last. You can read more about how we care for roofs on our roof cleaning in Olympia page.
Moss grows fastest during our wet months, from fall through spring. Having the roof treated in late summer or early fall clears it before the heavy rain sets in, and spring is a good time to deal with a winter’s worth of new growth.
If your roof already has thick moss, there’s no reason to wait for a certain season. The treatment works best with a stretch of dry weather after it goes on, so we’ll help you pick a good day.

Zach did a great job cleaning my roof and chain link fence. My house is surrounded by tall trees so the backside of my roof and my backyard fence get a lot of moss and mildew buildup… I’m happy that the moss on my roof is dead and falling away. Zach was also respectful of the plants around my home with regard to the water runoff. I will definitely hire him again.
Zach was very professional and easy to work with. I had other scheduling issues and he worked with me. The workers were very careful setting up around my house, flower beds, and garden area.
Zach’s Power Washing is a local pressure washing company in Olympia, and we remove roof moss for homes and businesses throughout Thurston County.

We handle moss removal in Lacey, WA too, from Hawks Prairie and Tanglewilde to the homes around Long Lake, Hicks Lake and Pattison Lake.
We also treat roofs in Tumwater, including Tumwater Hill, Bush Prairie and the Black Lake area.

Moss doesn’t stop at the roof. We can help with the rest of your property too.
A full roof cleaning for algae streaks, lichen and buildup, using the same no-pressure approach.
We clear out moss, needles and debris so your gutters carry rainwater away from the house.
Gentle soft washing that removes dirt, algae and stains from siding, stucco, brick, wood and vinyl.
Moss and black algae make driveways, walkways and patios slippery. We get them clean and safer to walk on.
The price depends on the size and pitch of your roof and how much moss is on it. A small single-story roof with light growth will cost less than a steep two-story roof covered in thick moss. Either way, it’s a small fraction of what a new roof costs. For an exact price, request a quote or call 360-915-3282.
No. We soft wash roofs with a treatment that kills the moss, and we don’t put pressure or water flow on the roof. Pressure washing can strip the granules off asphalt shingles, take years off the roof’s life and even cause leaks.
The moss dies and turns white soon after the treatment. We brush off the larger chunks, and over the next 3 to 6 months the wind and rain wash the rest away. It’s gradual, but it’s far easier on your roof than scraping or blasting the moss off.
Not for 2 years. We guarantee that no moss will grow back for 2 years after your roof is treated. In our wet climate, moss will eventually return on most roofs, especially shady ones, so plan on another treatment down the road to keep it under control.
We use safe cleaning agents and take care around landscaping. Customers often mention how careful we are with their plants, flower beds and gardens. If you have pets, keep them inside while we’re working, and let us know about anything delicate near the house.

You can, but be careful. Don’t pressure wash the shingles, and don’t scrape hard enough to pull off granules. A wet, mossy roof is slippery and dangerous to walk on, so stay on a ladder if you can. If your roof is steep, two stories or covered in thick moss, it’s usually safer and faster to have us take care of it.
Yes. As the dead moss washes off the roof, a lot of it lands in the gutters, so gutter cleaning is a smart next step. We also offer house and building soft washing for siding and concrete cleaning for mossy driveways, walkways and patios.
